Founding members. The community is free and staying free — nobody pays anything. Those who join now are registered as founding members: when a launch has limited allocations, access is ordered by seniority — founders go first. And if we ever open a premium level, founders get priority there too.

How much does membership cost?
Nothing. The community is free and will stay free. If we ever open a premium level with even earlier access, founding members get priority — but the free level never goes away.
What is a friends & family phase?
The earliest stage of a pre-construction project: before the public launch, the developer offers units to a small group at the lowest prices of the whole cycle. In pre-construction the price rises with every stage — that is why being first matters.
Where does the early access come from?
From direct agreements with developers who launch their projects on Tu Lugar. We bring them a real audience of buyers; in exchange, the community hears before the public.
Are there exclusive launches already?
The policy is already in force: every new project and market is announced to the community before anywhere else. The first launches with a community-exclusive friends & family window are being agreed with developers now — founding members will be the first to know.
Am I obliged to buy anything?
No. Joining only means you get the announcements first. What you do with that information is entirely up to you.
Do I need a lot of capital to buy pre-construction?
It depends on the project. In pre-construction it is common to enter with a down payment and installments during construction; entry amounts vary by project, and every announcement includes the real numbers so you can judge for yourself.
Can I buy from abroad?
Yes. Paraguay is one of the most open markets in the region for foreign buyers, and the community includes members from several countries. Announcements and reports come in Spanish, English and Portuguese.
What does Tu Lugar get out of this?
