The casa quinta is a Paraguayan staple: home on a large plot (typically 800+ m²) with garden, often pool, quincho with parrilla, and fruit trees. Originally weekend residences, an increasing share is used as primary housing by families seeking space and connection to nature. San Lorenzo and the semi-rural suburban belt (Luque, Areguá, San Bernardino, Itauguá) offer wide supply. We filter houses with plots 800+ m² — a reasonable proxy for "casa quinta" that captures most of the supply.
A casa quinta is distinguished by plot size (typically 1,000+ m²), recreational features (pool, grill, large garden, fruit trees), and frequent semi-rural or suburban location. A regular urban-neighborhood house typically has a 200–500 m² plot.
As a primary residence, casas quinta have gained value in recent years thanks to post-pandemic demand. As pure rental investment, they're less efficient than urban apartments.
Varies by size. For a typical casa quinta (1,500–2,500 m² plot) with pool and garden: gardening Gs. 1–2M/month, pool Gs. 400–800K/month, electricity Gs. 500K–1.5M/month. Plus annual property tax.
