Mi Casa AFD is the broadest AFD program by use case: finances purchase, renovation, second home, or mixed-use (residential + up to 30% commercial). No first-home requirement. Max loan Gs. 1,500,000,000, with an unsecured (sola firma) limit of Gs. 150,000,000. Estimated final rates: 11.5% PYG or 9.5% USD. Term: 7 years unsecured, 20 with mortgage, 30 with fiduciary. 40% DTI cap. Also finances up to 20 minimum salaries in furnishings.
Example
A family finances a Gs. 120,000,000 renovation unsecured (within the sola-firma cap) over 7 years at 11.5% annual. The monthly payment comes to ≈ Gs. 2,090,000. For an amount above the unsecured cap, they would need a mortgage or fiduciary guarantee.
