How the rate has moved since 2012

Brazil's central bank has published every bank's rate monthly since January 2012 — the longest running series on Brazilian mortgage lending, and it answers what the table above cannot: whether now is a good time to borrow.

Simple average of the rates each institution reported to the central bank, month by month. Each modality is shown on its own: an IPCA-indexed rate is not comparable to a fixed one, because inflation is added on top. IPCA series begin in September 2019, when that modality appeared in Brazil. Where a month was not reported the line breaks rather than joining across it. The panel of reporting institutions varies between 11 and 16 depending on the month.

How to compare Brazilian mortgages

Rates come from the Banco Central do Brasil open dataset, which publishes the average mortgage interest rate per financial institution every month. The order banks appear in is BCB's own published rate, among institutions that reported one that month — it is not our ranking, and no position is for sale. Institutions reporting a zero rate (no lending in the period) are excluded.

The modalities are not comparable to each other: an IPCA-linked contract at 6% and a fixed-rate one at 12% are different products carrying different risk. That is why you pick a modality first and only then see a ranking. Regulated rates are directed credit (SBPE/FGTS), which is capped; market rates are freely priced.

The payment shown is the first one, interest and principal only. Under SAC it starts higher and falls over the life of the loan; under Price it is level. Insurance (MIP/DFI) and administration fees are excluded and can move the real figure substantially.

Where do these rates come from?

The Banco Central do Brasil open dataset (interest rates on credit operations by financial institution), published monthly. We show the most recent month available.

What is the difference between regulated and market rates?

Regulated rates are directed credit (SBPE/FGTS), with rules and a cap set by the National Monetary Council. Market rates are freely priced by each bank. First-home buyers typically use the regulated line.

SAC or Price?

Under SAC the principal repayment is constant, so the payment starts higher and declines — and you pay less interest overall. Under Price the payment is level. SAC is the default at Caixa and usually works out cheaper if you can carry the opening payment.

Is the rate shown the one I will get?

Not necessarily. It is the institution's average rate for the month per BCB. Yours depends on your banking relationship, down payment, term and credit assessment — use this table to decide where to negotiate.

Why does the first payment exclude insurance?

Because MIP, DFI and administration fees vary by age, amount and institution, and BCB does not publish them. The figure here is interest and principal only — treat it as a floor, not a final number.
