What closing a deal in CABA includes

When buying in CABA, the buyer usually pays: the notary fee (base 2% + VAT), their half of the stamp tax, miscellaneous fees (certificates, records and registration, ≈1%), and, if an agency is involved, the buyer's commission (typically 4% + VAT).

The stamp tax depends on use: for a sole residence it is 3.5% only on the excess above an exempt minimum; otherwise 2.7% on the full price. Either way it is split 50% buyer and 50% seller.

The buyer's total is usually 4%–8% of value. Percentages vary by province and agency.

Is the commission mandatory?
