How your capacity is calculated

Your buying power depends on three limits: 25% of your net income (the most banks accept as a payment), the term and rate of the loan, and your down payment (banks finance up to ~75% of value, so the down payment also sets a ceiling).

We take the lowest of those limits: from the maximum affordable payment we compute how much loan fits at the chosen rate and term, add your down payment, and show the property price you can aim for.

The loan is in UVAs: the installment adjusts with inflation, so it is wise to leave a margin below the 25% cap.

Frequently asked questions

Why 25% of income?

It is the usual payment-to-income cap banks apply for UVA loans. Some consider household income or co-borrowers.

How does the down payment matter?

A bigger down payment raises the price you can reach. Since banks finance up to ~75%, the down payment also sets a price ceiling.

Can I add my partner's income?

Yes. Most banks let you combine co-applicants' income to raise capacity. Enter the combined income.

Is the payment fixed?

No. It is a UVA loan: the peso installment adjusts with inflation, so it is best not to reach the 25% limit.

Is this a pre-approval?

No. It is an estimate based on public rules; final approval depends on the bank, your income and the appraisal.
