How a UVA mortgage works
UVA mortgages are denominated in Unidades de Valor Adquisitivo (UVA), a unit the central bank (BCRA) updates daily by CER (inflation). The interest rate (TNA) is fixed in UVA terms, but the peso installment rises as the UVA rises.
That keeps the initial payment low relative to the property price, but the balance and installment adjust monthly with inflation. Salaries usually adjust too, though not always at the same pace — that gap is the main risk of the UVA system.
