How a BHU mortgage works
The BHU (Banco Hipotecario del Uruguay) holds about 70% of the market with the most competitive rates. Its loans are in UI (Unidades Indexadas): the balance and installment adjust with inflation, and the rate shown is the real rate above inflation.
Two main routes: the Préstamo Soñado, financing up to 100% of value, and the Guarantee Fund (FGCH), financing 75%–90% with less prior savings. The maximum term is 25 years.
The installment must be below 35% of household income. Since it is a UI loan, leave a margin because the installment tracks inflation.
