How home financing works in Brazil
In Brazil, home financing combines your down payment (minimum ~20% of value) with a long-term loan (up to 35 years). The rate depends on the modality: Minha Casa Minha Vida (subsidized by income band), FGTS and SBPE (market). Caixa holds about 70% of housing credit.
There are two amortization systems. Under SAC, principal repayment is constant: the installment starts higher and decreases over time, with less total interest. Under Price, the installment is fixed: it starts lower but pays more interest overall.
The installment cannot exceed 30% of family income. This calculator shows both systems side by side.

What is the difference between SAC and Price?

How much do I need to earn?
As a rule, the installment cannot exceed 30% of family income. The calculator shows the income needed for the first installment in each system.
What is Minha Casa Minha Vida?
A housing program with rates subsidized by income band (from ~4% to ~10.5% per year), for families earning up to R$13,000 per month. The bands set the rate and subsidy.
Can I use my FGTS?
Yes, you can generally use FGTS for the down payment or amortization, provided you have at least 3 years under the FGTS regime and meet the rules.
What is the minimum down payment?
Usually about 20% of value, since SBPE finances up to ~80%. A larger down payment lowers the installment and total interest.
Is this a credit approval?
No. It is an estimate with representative rates. Approval depends on the bank, your income and the property appraisal.
