How to choose real estate financing in Paraguay

Paraguay has several routes for home financing. AFD programs are originated through banks, financial companies, and cooperatives; Che Róga Porã combines AFD, MUVH, and approved projects; and buyers often compare those routes with traditional bank mortgages or developer financing.

This comparator does not approve loans. It organizes the main options by price, household income, first-home status, location, and guarantee type so you can speak with a lender more prepared.

How to use the result

Use this as an initial filter before contacting banks or developers.

  1. 1

    Validate the likely program

If a route appears possible, check income, price, and property-use limits.

  2. 2

Compare the payment with your budget

The monthly payment should not consume too much household income.

  3. 3

    Ask for real terms

Each lender can change margins, fees, insurance, required documents, and approved term.

Frequently asked questions

Does this comparator approve my loan?

No. It only estimates which programs may fit. Approval is handled by an intermediary financial institution.

Why does the result change by guarantee type?

AFD products allow different maximum terms depending on whether the guarantee is unsecured, mortgage-backed, or fiduciary.

Can foreigners use it?

Yes, but it is only indicative. Residency, local income, RUC, and bank documentation are often decisive.
