Important: the COP 1,750,905 minimum wage is set TRANSITIONALLY by Decreto 159 de 2026. The Consejo de Estado provisionally suspended the original decree, so this figure can change mid-year when judgment is handed down — not only each January.

The SMMLV multiples are the official ones published by the Ministry of Housing. The pesos are computed at the minimum wage in force rather than copied from the official page, which still shows 2024 amounts.
Indicative calculation. The final amount is determined by the lender, the caja de compensación or the solidarity-economy entity handling the application.
About the Subsidio Familiar de Vivienda Nueva
The programme almost everyone knows as Mi Casa Ya is officially called the Subsidio Familiar de Vivienda Nueva. It is a national government contribution towards buying a newly built home, applied for through the lender that grants the mortgage or housing leasing.
The amount is not fixed in pesos: it is defined as a multiple of the monthly legal minimum wage (SMMLV). The peso value therefore changes whenever the minimum wage changes, which is why peso figures circulating online age quickly — including those on the official page itself, which still shows 2024 amounts.
The Sisbén IV group decides the amount: households classified A1 to C8 receive 30 SMMLV, and those classified C9 to D20 receive 20 SMMLV.
There is also concurrencia de subsidios: a household earning up to 2 SMMLV can stack its caja de compensación subsidy on top of the national one.
Requirements
- Be classified in Sisbén IV between groups A1 and D20.
- Not own a home anywhere in the national territory.
- Not have previously received a family housing subsidy — except where it was for home improvement or rental.
- Not have previously received the interest-rate coverage benefit.
- Hold an approved and current mortgage or housing leasing agreement.
Applications are permanent, with no submission windows, and are made through the credit institution, solidarity-economy entity or caja de compensación.

Does Mi Casa Ya still exist?
Yes, but it was renamed. The official page titles it Subsidio Familiar de Vivienda Nueva; Mi Casa Ya survives in the URL and in everyday speech. It is the same programme.
Why is the amount expressed in SMMLV rather than pesos?
Because the decree defines it that way. The peso value changes whenever the minimum wage changes, so any peso figure goes stale within a year. This page stores the multiple and the wage separately and computes the peso amount.
What is concurrencia de subsidios?
A household earning up to 2 SMMLV can stack its caja de compensación subsidy (30 SMMLV) with the national one (20 SMMLV), for up to 50 SMMLV. Note that under stacking the national contribution is 20 SMMLV even for A1–C8 households.
Can I receive the subsidy if I already own a home?
No. One of the requirements is not owning a home anywhere in the national territory.
When do application windows open?
There are none. Applications are permanent and are handled through the lender granting the mortgage or housing leasing.
