About the Good Payer Bonus
The Bono del Buen Pagador (BBP) is a direct subsidy from the Peruvian state that adds to the down payment on a MIVIVIENDA mortgage. It is not paid in cash: it is applied against the loan balance, reducing what the bank actually finances.
The amount depends on two things: the housing value range (R1 to R5) and the variant. The Sostenible variant rewards homes with certified sustainability features, and the Integrador variant adds S/ 3,700 for lower-income households, older adults, people with disabilities, displaced people and returning migrants.
Homes in the R5 range can still be financed with a MIVIVIENDA loan, but they earn no bonus.
The value ranges are revised annually by multiplying the previous year figure by the Lima CPI variation, rounded up to the nearest hundred. That is why amounts quoted in news articles usually reflect the previous decree.

- A minimum contribution of 7.5% of the property value as down payment.

- The Integrador variant requires a maximum income of S/ 4,746 per month, or membership of one of the priority groups.
- Homes in the R5 range receive no bonus.
