Compare Chilean mortgages bank by bank. The data comes from the CMF's Mortgage Simulator and includes the CAE, which is what actually allows comparison — the rate alone leaves out the compulsory insurance.

A lower rate does not mean a cheaper mortgage: Scotiabank Chile quotes 4.65% and Banco Internacional 4.68%, yet Scotiabank Chile's CAE is 5.42% against Banco Internacional's 5.02%. The CAE includes the compulsory life and fire insurance plus fees, so that is the column to compare.

How to compare a mortgage in Chile

The data comes from the CMF's Mortgage Simulator — the Comisión para el Mercado Financiero — and is refreshed weekly.

Compare on CAE, not on the rate. The Carga Anual Equivalente bundles the interest rate with the compulsory life and fire insurance and any fees. Two banks with the same rate can have different CAEs, and the two columns do not always rank the same way: it is common here for the bank with the lowest rate not to be the cheapest overall.

Every figure answers the one specific simulation shown above the table. A different amount or term produces different figures, so use this to compare between banks rather than as the exact cost of your own loan.

The instalment the CMF shows already includes the insurance, which is why the CAE exceeds the rate in every case.

Frequently asked questions

What is the CAE?

The Carga Anual Equivalente: a single percentage summarising the total cost of the loan, including the interest rate, the compulsory life and fire insurance, and fees. It is the figure that makes different offers comparable.

Why isn't the lowest rate always cheapest?

Because insurance and fees are charged on top of the rate and vary between banks. A bank can offset a low rate with more expensive insurance, and that shows up in the CAE but not in the rate.

Where do these figures come from?

From the Mortgage Simulator published by the CMF, Chile's financial regulator. They are not our estimates.

Do they apply to any loan size?

No. Each simulation is for a specific amount and term, shown above the table. Different inputs give different figures; what stays reasonably stable is the ordering between banks.

Why are they in UF?

Because that is how Chilean mortgages are written. The UF is re-indexed daily with inflation, so the peso instalment moves with it.
