About the D.S. 1 subsidy
D.S. 1 is Chile housing subsidy for middle-income households: a state contribution towards buying or building a home, aimed at families with savings capacity who do not already own one.
It has three tramos, distinguished by the minimum savings required and by position in the Registro Social de Hogares (RSH). A higher tramo allows a more expensive home — and pays a smaller subsidy.
Everything is denominated in UF, not pesos. The UF changes daily, so any peso figure holds only for the date it was computed. This page always shows the UF it used and when.
Geography matters. The commonly quoted figures — 1,100, 1,600 and 2,200 UF — are the regular zone. In the extreme northern, southern and insular zones the ceilings are higher and the subsidy is larger.
D.S. 49 is a separate programme, for families without borrowing capacity, capped at a 950 UF home.
General requirements
- Be at least 18 and hold a valid national ID.
- Foreign applicants must hold definitive residence.
- Hold a housing savings account at least 12 months old.
- Have the required savings deposited by the last day of the month before applying, with no withdrawals after that date.
- Be registered in the Registro Social de Hogares within the applicable bracket.
- For collective applications: at least 10 members, through a sponsoring entity and with an approved housing project.

Frequently asked questions
How much is the D.S. 1 housing subsidy in 2026?
It depends on the tramo and the zone. In the regular zone it runs from a fixed 600 UF in tramo 1 to a 250–400 UF range in tramo 3. The extreme zones pay more — up to a fixed 750 UF in tramo 1.
Why are the amounts in UF rather than pesos?
Because the programme is denominated in UF. The UF is re-indexed daily, so any peso figure goes stale quickly. This page converts to pesos and always states the UF and date it used.
How much savings do I need?
The minimum is 30 UF in tramo 1, 40 UF in tramo 2 and 80 UF in tramo 3, held in a housing savings account at least 12 months old.
Are the amounts the same across Chile?
No. The extreme northern, southern and insular zones have higher home ceilings and larger subsidies than the regular zone. The most widely circulated figures cover the regular zone only.
What is the difference between D.S. 1 and D.S. 49?
D.S. 1 is for middle-income households with savings and borrowing capacity. D.S. 49 is the solidarity fund, for families without borrowing capacity, capped at a 950 UF home.
Can I apply if my RSH is above 90%?
In tramo 3 yes, provided your monthly household income stays under the published ceilings, which vary by zone and household size.
