How to compare a mortgage in Mexico
Rates come from CONDUSEF's mortgage comparison table, updated every quarter.
Almost every bank publishes a range, not a single rate. What you are offered depends on your profile, whether your salary is paid into that bank, and your down payment. That is why you see "from X to Y" — the low end usually requires payroll with the bank and a large down payment.
The monthly payment shown is principal and interest only. It excludes the mandatory life, damage and unemployment insurance, which can add a meaningful amount, and excludes origination fees and the appraisal. To compare true cost, ask each bank for its CAT (total annual cost).
Apoyo Infonavit and Cofinavit products combine your Infonavit housing sub-account with a bank loan, which is why they sit alongside conventional mortgages.
Frequently asked questions
Where do these rates come from?
From the mortgage comparison table CONDUSEF publishes each quarter. It is official data from the financial consumer protection authority, not our estimate.
Why a range instead of one rate?
Because that is how the banks publish it. Your final rate depends on your credit profile, payroll relationship and down payment. Showing only the lowest figure would advertise a rate almost nobody gets.
Does the payment include insurance?
No. It is principal and interest only. Life, damage and unemployment insurance are mandatory and charged on top, as are the origination fee and appraisal.
Why is Infonavit not listed on its own?
Because the amount Infonavit lends is personalised — it depends on your salary, your points and your housing sub-account balance, and no public table lets you compute it. Each bank's Apoyo Infonavit and Cofinavit products are listed.
How often is this updated?
Quarterly, when CONDUSEF publishes the new table.
