Marena

Marena is a residential complex of eight towers in Luque, next to the Club Internacional de Tenis, laid out around a crystalline lagoon built with Crystal Lagoons® technology, the first urban one in Paraguay. The gated site covers 32,000 m²: over 15,000 m² for the lagoon and beach (6,000 m² of water and 4,070 m² of sand), more than 8,000 m² of indoor, outdoor and sports amenities, and 600 m² of shops open to the public, with controlled access to the residential area.

The eight towers, designed by BMA, have a ground floor plus eleven storeys, around a hundred apartments each, and come in two shapes: four terraced buildings on the beachfront, which let sunlight reach the lagoon all day, and four square-plan buildings on the corners, oriented to the long views over the water. Each building has a reception hall, three lifts, a generator for the common areas and, on the top floor, two lounges with terrace and barbecue. The rooftop lounges can be booked for private use; the basements hold extra parking spaces for sale and a laundry area.

Units range from studios to three-bedroom apartments with open kitchens, wide balconies and floor-to-ceiling windows facing the lagoon or the city. The project is built in stages and each tower adds amenities: Tower 1 · Brisa broke ground in April 2024 and, as of September 2026, its structure is complete and the lagoon is under construction; it is delivered together with the opening of the lagoon, the beach and Club Marena. Tower 2 · Arena started construction in September 2025 with delivery estimated for July 2027, and the Costa, Duna and Faro towers are on sale. Every apartment includes an underground parking space; no vehicles circulate on the grounds.

The 400 m² club house holds a restaurant, a gym overlooking the lagoon, a spa with sauna and massage rooms, a multi-purpose hall, a kids club, a teen lounge and a coworking area. Outdoors: a pier, a beach bar, two padel courts, a football pitch, beach volleyball, a zen garden, barbecue areas and a perimeter jogging path. Marena Rentals, the project's management unit, runs short-term rental programmes for owners who buy as an investment.
