Matrícula inmobiliaria (real-estate registry number)

A unique number assigned by the Dirección General de los Registros Públicos to each property, identifying the parcel and consolidating its legal history.

The matrícula inmobiliaria is the Paraguayan equivalent of a parcel ID / real-estate registry folio. Under this number, all transactions affecting a property are recorded: ownership, mortgages, liens, usufructs, easements, transfers. Before buying, the first thing a lawyer requests is the "informe de matrícula" — a certificate from the Dirección General de los Registros Públicos listing all current encumbrances. Without a clean matrícula, the transaction is paused or renegotiated. Essential to review before signing the boleto.
