Capital appreciation / plusvalía
The increase in a property's value between purchase and a later moment, attributable to improvements, neighborhood development, or market trends.
In Paraguayan real estate, "plusvalía" is the value appreciation a property has captured since purchase. Three main drivers: (1) improvements to the property itself (renovations, expansions, better finishes); (2) neighborhood development (new retail, better infrastructure, new nearby subdivisions); (3) macro market trends (general price growth from demographics, foreign investment, construction-cost inflation). Highest-plusvalía neighborhoods in Greater Asunción over the past decade: Villa Morra, Recoleta, Las Mercedes, and growth-stage areas like Lambaré and Itauguá. For investors, identifying neighborhoods with projected (not yet consolidated) plusvalía is the key strategy to maximize 5–10 year returns.
