Gated community
A residential community with access restricted by a security barrier, private internal streets, and shared services managed by an owners' association.
Very popular in Greater Asunción and Luque. Similar to a country but typically smaller lots (300–700 m²), denser housing, and less extensive recreation. The main draws are 24/7 security, access control, and maintenance of common areas. Administration charges a monthly fee ("expensa") covering security, internal streets, and green areas. Examples in Greater Asunción: Surubi'i, Aqua Village, Las Pinasco. A frequent choice for foreigners relocating to Paraguay due to security and service predictability.
