Townhouse-style apartment (departamento tipo casa)
A standalone residential unit with no apartments above it, usually part of a horizontal-property complex, with its own entrance and sometimes a yard.
A "departamento tipo casa" or "PH" (horizontal property) is a hybrid between house and apartment. It shares the horizontal-property legal regime (deed as a functional unit, common fees, internal rules) but physically looks like a house: ground floor, independent entrance, no neighbors above, and often a yard or small garden. Popular in urban areas for families who want more privacy than a traditional apartment but at lower cost than a single-family house. Growing supply in Asunción and Luque (4–10 unit complexes), especially in Villa Morra, Recoleta, and growth-stage neighborhoods.
