How the calculation works

Your buying power depends on four factors: monthly household income, existing monthly debt payments (credit cards, personal loans, car loans), the interest rate, and the loan term. The standard Paraguay rule is that all your monthly payments combined should not exceed 40% of gross household income.

This calculator applies that rule across the four most common financing options — Che Róga Porã, AFD Primera Vivienda, AFD Mi Casa, and a standard bank mortgage — and shows the maximum loan, monthly payment, and property price compatible with your situation.

Frequently asked questions

Why is 40% of income the limit?

It's the standard cap used by AFD and most Paraguay banks. The sum of all your monthly payments (including the new mortgage) should not exceed 40% of your gross monthly household income.

Why does each program return a different amount?

Each AFD program has its own loan ceiling and maximum term. Che Róga Porã is capped by regulation; Primera Vivienda and Mi Casa have their own caps; bank mortgages have fewer restrictions but a higher rate.

How does my down payment affect the result?

The bigger your down payment, the higher the property price you can target — the calculator adds your down payment to the maximum loan to show the total price you can afford.

Is this a pre-approval?

No. It's an estimate based on public program rules. Actual approval depends on your credit history, job tenure, collateral, and the lender's internal policies.
